What I do

  • Reading the inspection report and the points to fix
  • Replacing what doesn't comply: fuse box, protections, sockets, earthing
  • The right RCDs: a main one, and 30 mA for bathrooms and wet rooms
  • Single-line and layout diagrams, required at inspection
  • Attendance or follow-up until the approved body inspects again

When do you need it?

  • The inspector failed the installation: the report lists what's wrong
  • You're selling: an electrical inspection is compulsory when selling a home in Belgium
  • You're buying a property with a negative report: the installation must be fixed and inspected again
  • You're renting out and want an installation in order

Frequently asked questions

What do I do after a failed inspection?

Send me the report as a photo or PDF. I price the work point by point, carry it out, and then the approved body comes back to inspect again.

How long does the buyer have to put things right?

After a sale with a negative report, the buyer has 18 months to carry out the work and have the installation inspected again.

Does the whole installation need redoing?

Not necessarily. Often a few points are enough: a fuse box, protections, earthing. I'll tell you honestly what's needed.

Is the inspection compulsory when selling?

Yes, for old installations that haven't had a conformity check since 1 October 1981. The seller has an approved body carry out the inspection, and the report is handed to the buyer when the deed is signed. If in doubt, ask your notary.

Who chooses the inspection body?

After a sale, the buyer has the installation inspected again by the approved body of their choice. After any other failed inspection, the same body comes back to check everything has been fixed, within one year at most.

How often does an installation need inspecting?

For a home, every 25 years once the installation has been declared compliant. An inspection is also needed before using a new installation or a major change, such as a circuit added to the fuse box.
